Q: What is a home inspection?

A home inspection is a professional, complete visual examination of all the systems and the physical structural elements of a home. Our emphasis is on educating you to the current condition of your future home.

Q: Why do I need a home inspection?

The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of the property and the need for any major repairs before you buy, so you can minimize unpleasant surprises and difficulties afterward. After the inspection you will have a much clearer understanding of the property.

If you are planning on putting your house on the market, you may wish to have an inspection performed prior to listing your home. This will give you a better understanding of the conditions which may be discovered by the buyer's inspector and give you an opportunity to make repairs that will put the house in a better selling position.

If you are already a homeowner, a home inspection may be used to identify problems in the making and take preventative measures which might avoid costly repairs in the future.

Q: What does a home inspection include?

Our standard inspection report covers all of the major components and structural elements of the home. This includes the condition of the home's heating, air conditioning, plumbing and electrical systems as well as the roof, foundation, attic and other visible structural components. Q: Do I need to be there during the inspection?

Many of my customers are out of town customers who certainly cannot make it to the inspection; however if you are available to be here, it is strongly recommended for several reasons. First, you get to see the home thru the eyes of the inspector and gain a much better understanding of the current condition of the home as well as how to maintain it in the future. Second, you will be able to understand the findings in the report and have a better feeling for which ones are important to you.

Now most of my clients cannot afford to spend the entire time at the inspection, which is why I offer to those clients the option to come at the end of the inspection for a walk-thru. This is where you will spend about an hour going over the issues that have been identified during the inspection and have a chance to ask any questions you may have of the inspector.

For those clients who are from out of town and truly not available to come to the inspection, I offer a phone review. After the inspection has been completed, I will email you a link to the report, and then spend as much time as necessary going over the report in detail on the phone. This brings you as close to the inspection without actually being there as you can be.

Q: How long will the inspection take?

The time will vary depending on both the size and condition of the home. For most homes, three to five hours is typical. If the home is larger, has more components (two heaters, etc.), or has more issues it will take longer.

Q: Why can't I do the inspection myself?

Even the most experienced homeowner lacks the knowledge and years of experience of a professional home inspector. An inspector is familiar with the elements of home construction and remains completely objective and unemotional about the home.

Q: What if the inspection uncovers problems?

No house is going to be perfect. Our report will give you an indepth detailed description of the condition of the house and the issues that were found during the inspection. It is then up to you and your advisors to determine how you wish to proceed. There are many variables, and a good realtor or real estate lawyer can advise you of your options and help you to make the right decision based on all of the variables, your desires and needs, the market conditions, etc.
